AI for home builders. Fewer surprises for buyers and trades.

AI can keep buyer selections and change orders straight, send homeowners regular progress updates, sort and schedule warranty requests and keep trade partners on the current schedule. Modern Thesis helps owners of residential building companies, from custom builders to production builders, put that to work with the software they already use.

At a glance

  • Who it's for: owners, presidents and operations leaders of custom, semi-custom and production home builders and residential remodelers. Usually $10M+ in annual revenue and no CTO.
  • What Modern Thesis does: AI strategy, change management, implementation and ongoing stewardship, from one team.
  • How it starts: a strategic assessment that measures how the work moves today and ranks where AI pays first. See the assessment.
  • Where: based in the Denver area, with an office at 11001 W 120th Ave, Ste 400, Broomfield, CO 80021. On site across the Denver metro and Colorado, and remote anywhere in the US.
  • What it doesn't do: replace your estimating or project management software, give legal or engineering advice, or publish a rate card. Each engagement is priced to its scope after a first conversation.

What makes AI different for a home builder?

Home building has two customers: the buyer and the trades. Buyers make dozens of selections and changes and want to know where their home stands. Trade partners need the current schedule, which shifts with weather, inspections and materials. After closing, warranty requests arrive by email, phone and portal. Each step creates paperwork and calls for the superintendent and the office. AI helps keep that information current and in front of the right person.

Where does AI help?

These are examples of what can be built, not past results:

  • Track buyer selections and change orders against the contract and flag conflicts or missing approvals before they reach the field.
  • Send buyers weekly progress updates with photos from the superintendent's daily notes.
  • Sort incoming warranty requests by type and urgency, ask for photos and schedule the right trade.
  • Send trade partners schedule changes and confirmations, and flag a house that won't be ready for the next trade.
  • Prepare closing documents and the homeowner manual from the job record.

Can AI help with warranty work?

Yes, and it is often a hidden cost. Warranty requests come in unstructured, many aren't covered, and scheduling the right trade takes calls. AI can read each request, ask for photos, check it against the warranty terms for a person to confirm and schedule the visit. You measure it in days to resolution and office hours per request.

What does Modern Thesis do here?

Modern Thesis covers four disciplines with one team. In strategy, Jim Coleman and the team map how bids, jobs and paperwork move through your company. In people, we work with estimators, project managers and foremen on training and incentives, so they use what gets built. In implementation, our AI specialists and Forward Deployed Engineers build the workflows and connect them to the software you already run. In stewardship, we stay to check accuracy and report the return against the baseline.

How does an engagement start?

Every engagement starts with a strategic assessment. We sit with the people who do the work, map how it moves through the company today, and measure a baseline on the workflows that matter most: change order errors, superintendent and office hours per home, buyer calls and emails, warranty days to resolution and schedule slips from trades. Then we rank the opportunities by return and define the first build. If AI won't pay for itself somewhere in your business, we'll tell you.

When is something else the better choice?

If your construction management software's client portal and scheduling already work well, use them fully first. An outside team earns its cost when the work crosses several systems and has to keep running on every job. Our comparison of an AI agency and an AI partner covers when a one-off build is enough.

How Modern Thesis handles this

We put AI to work inside xFusion, the 70-person company Jim co-founded, and then for several of its clients. We start where the paperwork costs you the most, and we measure it. Ongoing stewardship has no set end date, and you own your data, accounts, code and documentation throughout.

Questions

How do home builders use AI?

Mostly for communication and paperwork: buyer updates, selections and change orders, trade scheduling and warranty requests. These tasks repeat on every home and take superintendent and office time. The construction decisions stay with your team.

Does AI work with home builder software?

It should work alongside it. Keep the construction management software your team uses. AI reads from it where the vendor allows, drafts the updates and messages and writes back the results. The aim is less retyping across email, texts and the platform.

Is this useful for custom builders as well as production builders?

Yes, with different emphasis. Custom builders tend to gain most in selections, change orders and client communication. Production builders gain most in trade scheduling and warranty volume. The assessment shows which matters most for you.
